Real Estate Subdivision Design and Permitting
The Subdivision Control Law in conjunction with local regulations allow for the subdivison of Real Estate into lots. There are a number of methods by which land can be subdivided. In some instances an Approval Not Required (ANR) plan can be endorsed by a local planning board, where a lot can be provided with adequate frontage on a road. In other cases, a roadway has to be designed in compliance with the permitting authority’s regulations to provide adequate frontage where it does not already exist. Further, in some municipalities, subdivisions can be made in conjunction with obtaining special permits under specialized zoning.
